Good to know

Heart pine hardwood floors throughout with 12 foot ceilings. Kitchen, furniture, bathrooms and appliances are all brand new. Master bedroom has King bed and desk. Secondary bedroom has two queen over queen bunk beds. Third bedroom has queen bed with standing electric desk. Dining room is between the living and kitchen and has a table with two benches to pull out for a group /family dinner.. Yard is available for throwing the baseball/frisbee/football/corn hole (you bring the toys). Closets are on the smaller side but each bedroom has a closet and hanging organizers and hangers. This house is directly on a main road. Guests should expect to hear passing traffic and construction from the townhome community is nearly complete. Each room has a white noise maker.

Other Details to Note

- House sits in front of a new townhome community (The Canopy) - Atlanta St is a high-traffic road in front of this house. When doors and windows are shut the traffic noise is very low but you will hear road noise - Yard can be enjoyed by guest but be aware the fence is not currently enclosed if pets are let out

House Rules

Generally the rules are 'be a good neighbor'. House rules ensure your stay is enjoyable and safe, and allow us to offer an affordable rate. HOUSE RULES violation is grounds for immediate termination of the reservation, resulting in immediate trespassing and removal from the property. 3RD-PARTY RENTALS: Only guests staying should book. Any 3rd-party rentals require host approval. Just let us know and we are likely to approve but need to know upfront. OCCUPANCY LIMIT is no more than the max number on the reservation. No guests other than the number of guests on the reservations are approved or a $15/night/person over the reservation guest number will be charged OR, if guests are undeclared, host may trespass the additional guests to be immediately removed. Reasonable number of non-overnight guests are allowed provided they follow the house rules and at the approval discretion of the host. NO SMOKING of anything inside the units or in the common area thresholds, including vapes and/or marijuana, even if medically prescribed. This rule applies to incense, oils, and/or candles that will leave physical residues and residual smells. Violation of this policy will result in a $250 penalty plus any cost associated with the remediation and loss of revenue from booking cancellations. CLEANING FEE of $150 base charge if the unit is left in unreasonable condition plus additional cost of labor and/or supplies if required to remediate any issues. LATE CHECK OUT fee of $25 per 15-minutes of a late check out without advanced notice and approval by host. If more than 2 hours late for check-out, an additional night stay cost will be charged without the rights and access of the unit, charged in the amount of the base fee for the unit. VALID PHONE NUMBER & 2-WAY COMMUNICATION: A valid phone number must be available for the host to contact guests prior to and during the reservation. Virtual or spoof phone numbers are not valid phone numbers. If the Host is unable to reach the guest prior to or during the reservation via phone, the host may terminate the reservation. Guest must communicate via the Airbnb messaging inbox and must be responsive and have a reasonable response time to messages (2-hours). ACCESS TO THE UNIT by the host with 1-hour notice must be allowed for repairs or maintenance. If the Host determines there is an emergency need to access the property, access to the unit must be made available with no notice. LOCAL RENTALS If you live within 50 miles of the property or 'local' as defined at the discretion of the Host, additional verification including government issued ID, background check, and/or a refundable deposit may be charged in advance of the stay. Local guests must notify the host prior to booking. If the additional verification items are not completed on a timeline indicated by the host, the reservation may be canceled by the host. LAWS: Guest must follow all federal, state, and local laws during the stay. SERVICE ANIMALS: Given this is a multi-family property with common interior and exterior walkways and common areas, service animals can pose a health and safety risk to others and therefore are not allowed. Per ADA and Airbnb guidelines, if a guest has a service animal as defined by the ADA, the Host will consider reasonable accommodations to include the service animal but is not a guarantee that an accommodation can be made. If a guest or anyone in their party requests accommodation for a service animal, the guest must answer these questions at the initial inquiry and pre-booking request: 1) Is the assistance animal required because of a disability? 2) What work or task has the animal been trained to perform? If the host is able to accomodate a service animal that is required based on a disability, the host will not charge a pet fee. Any damages caused by service animals are considered damage by the guest. PETS: Non-service animals (pets) are only approved if the guest has listed the pet/s in the guest details of the reservation and the host has acknowledged in writing that the pets are approved. Pets will incur a pet fee. Guests who book acknowledge that service animals and/or pets may be on property. PAYMENT METHOD Must be on file prior to booking or requesting/accepting an alteration request. Host may cancel the reservation if it is found out after accepting the reservation request that a payment method is not on file. At the host discretion, the host may grant 30-minutes from the reservation request confirmation for you to add a valid payment method. If the payment method is not added within 30-minutes, the reservation will be canceled at no penalty to the host. NUISANCE: Is described as behavior inside or outside of the reserved until including but not limited to loud music, partying, shouting/yelling, obnoxious behavior, and any activity which limits or prevents other residents and guests from enjoying the peace of their unit or the common areas. Any reported nuisances will be given a warning and upon a 2nd occurrence, the reservation will be canceled without refund. PARKING & VEHICLES: Each reservation may have up to 4 x 4-door vehicles. Parking area is an uncovered driveway. Parking is at your own risk and the host has no liability for damage or theft. Vehicles must have insurance, registered, and in good working order with no major cosmetic or mechanical damages. SURVEILLANCE & RECORDING: Guests acknowledge audio and video record the exterior of the building, including but not limited to the parking area, front porch, and sides of the building and may be stored. COMMERCIAL ACTIVITY: No commercial activity is allowed except standard 'work from home'. PLUMBING AND NOTICE OF REPAIRS: No material other than standard toilet paper should be flushed down the toilets. Historic Roswell is home to nature trails, amazing food and bars, and many wedding venues. This house sits south of Canton St by about a mile, best to Uber there or if you’re up for the walk. There are many bars and restaurants however in walking distance listed in the local guide.

Myself and 2 others from UK spent 7 nights in Derek’s charming Historic Home. We were on a golfing visit to Cherokee GC. Location of the house to the GC was paramount in the decision making His home was clean and comfortable and most acceptable accommodation for the three of us. Derek asked for feedback on three things that would enhance one’s experience in his home. It was a most memorable and pleasant stay in Derek’s home. We enjoyed our stay at Derek's place. The place was exactly as the pictures conveyed. The beds were comfortable and the space was clean. As described, the house is on a busy street, but the noise wasn't unbearable to us (we are used to it being we're from NYC). And after hours there is barely any passing cars. We did not use the backyard but it seemed cozy and had ample seating with paces to hang out. The location is convenient to Roswell and surrounding neighborhoods.

The king bed was extremely comfortable. The kitchen, dining, and living areas all very spacious for our family of six. Home well kept and very clean. Full mirror, air fryer, Roku TV, extra towels, excellent flow and quiet bedroom and living room ceilings fans, and full kitchenware for cooking/serving were perfect amenities. Air BnB. Close to everything in beautiful Roswell and love, love, love the beautiful hardwood floors and high ceilings. A top-notch Air BnB home!

Traveled with my family of 7 and everyone loved it. Didn't want to leave on the check-out date. The location for the house was perfect, basically right outside the center of the town of Roswell and easily accessible from the main street. You can't miss it. We felt extremely safe from the get-go as it's a really nice area. All the beds were extremely comfortable, and we loved that the sheets and linens were washed and dried the day we were checking in. Made everything feel extra fresh and clean. Super easy check in instructions, the house was really spacious inside with a decent sized living room and kitchen and had it's own parking that can fit more than 2 cars. Host was also very responsive and checked in on us during the trip to make sure everything was to our satisfaction. Next time we are in Atlanta, we will look to stay here first. Highly recommend this AirBnB.

First I would like to give a thanks to Derek for allowing us to use his home. Derek was an EXCELLENT host. The house was clean and perfectly located. We had no issue whatsoever with our stay. The property was easy to find and looked just as it appears. I hope the next time we visit Atlanta this property is available so that we may have Derek as our host again.

Derek's home was perfectly located for visiting friends and family. It was comfortable and clean. It had more than enough space for our family and had the amenities we needed to stay for the week. There's road noise from being on a main road but it didn't bother us since we're used to that from where we live. :)

The Airbnb was amazing for our trip to Atlanta and only 30 minutes from the Braves stadium. The area is nice and quiet. The host was responsive and helpful. I would definitely recommend this Airbnb if you’re visiting the Atlanta area!

The residence was very comfortable and spacious and easy to access. The beds are very comfortable. Derek gave great directions and clear and easy to understand instructions on how to access the home. Derek is a very good communicator. The back yard is a nice place to sit and enjoy the outdoors. There were many things to experience within walking distance. Riverside Park was nearby and beautiful. We will be back!
